The Standard Top 10: San Francisco’s Most Expensive Home Sales of 2022

July is shaping up to be celebrity mansion shopping season here in San Francisco, with several deals in the $30 million dollar range being recorded in the past few weeks alone.  

Last week, Mark Zuckerberg and Priscilla Chan completed an off-market $31 million transaction that transferred ownership of their SF compound on 21st Street in the Mission to a Delaware LLC. The deal briefly ranked as the most expensive home sold in the city this year until the owners of English soccer club Manchester United reportedly paid a cool $34.5 million for a Gold Coast mansion in another off-market sale. 

George Shultz and Charlotte Maillard Shultz’s Eichler-designed, double penthouse sold earlier in July to a single buyer for a total of $29 million. The sale is the highest price ever paid for a condominium in SF. 

“These were very, very special sales—stand-out sales in any market. That all three sold in one month is a relatively unique circumstance,” says Patrick Carlisle, chief market analyst with Compass. 

The Shultz’s former Russian Hill abode also ranks high in another dimension: its penthouse is one of the highest on a “height-above-sea-level-basis” in San Francisco, added Carlisle. Check out the views for yourself in the photo gallery above.

Over the past few years, the number of luxury homes sold in the city has fluctuated greatly. And despite the handful of blockbuster sales this month, Carlisle says he has been tracking significant sales declines in all price segments over the past quarter, including the luxury market which he typically defines as homes selling in excess of $5 million.

“It's looking like July’s sales will represent a 30% drop in sales year-over-year, on a three-month rolling basis,” says Carlisle.
