Fresh plans show a 10-story tower could be built next to a popular San Francisco coffee shop.

A total of 94 studio apartments could pop-up in the SoMa neighborhood if approved, 12 of which would be listed as affordable.

The 85-foot building would replace an existing parking lot at 1401 Folsom Street. The site was acquired for $3.25 million in 2021, according to city planning documents filed Thursday.

The building is being designed by San Francisco-based RG-Architecture.

The completed 10-story tower would have one floor of commercial space, the rest would be for housing.

The project is slated to have a roof deck, open space, bicycle parking and solar panels.

The housing would be built next to Sextant Coffee Roasters, half a mile from the Civic Center BART station.

The owner of Sextant declined to give their name but said: “The area was mainly offices and because of the pandemic, a lot of them went away. So having people nearby will drive up traffic.”

The project is owned by a Los Angeles based company named 1401 Folsom Street LLC.
